There is a saying with regards to Chicago road construction: “There are two seasons: winter and construction.” Well, while road construction crews may switch off their jobs in favor of road maintenance during the wintry months, there is no rest from luxury high rise apartment and condominium building construction.
In the midst of the Gold Coast, known largely for more mature architecture from brownstones to high rises, a shiny new tower will soon rise! 833 North Clark is luxury apartment building that will offer a total of 373 new units, consisting of 78 studio apartments, 212 one-bedrooms, 76 two-bedrooms and seven penthouse units, and sizes will range from 563 to 3,250 square feet. Construction will begin in March of 2017.
The first high rise condominium building to rise in Gold Coast in nearly a decade, 4 East Elm will bring 36 exquisite, super-luxury residences to the very heart of the Gold Coast. The 25 stories will be filled with the very best and most state-of-the-art appliances, finishes, and impeccable views from floor-to-ceiling windows. And the gorgeous contemporary design will freshen up the Gold Coast landscape. These are truly homes in the sky–each unit will be 3,000 sq ft or larger! At the base of Old Town and the top of Gold Coast, the recently under construction Sinclair will soon rise from the previous Jewel-Osco location and will also become the city’s second largest Transit Oriented Development, as the structure will sit atop the new Clark/Division Red Line Station. The two-part construction will include a 28 story tower with 390 rental units as well as an 8 story building with a 98 rental units and ground floor retail, which will include a brand new Jewel Osco. Construction is already underway!
A bit farther west of the Sinclair will be the Xavier Apartments. Located close to the Whole Foods and shopping at Division Street and Kingsbury, the Xavier will offer 240 studio, one-, and two-bedroom units over 16 floors. The third and eighteen floors will offer amenities to the residents from full service fitness center to movie and club rooms. Designed to LEED Gold Standards, the connection with the exterior will be emphasized, with a ground floor garden, a 13,000 sq ft recreation deck on the third floor, and a rooftop deck to take in the fantastic views in all directions.
The Gold Coast and Old Town Neighborhoods are some of the most in demand residential locations in the city, but new construction is often hard to come by. The new options offered by these upcoming structures will revive the market and bring some well deserved attention back to the area!
